The first and last thing you need to know about picking an agent to help you buy a home is that in 93% of cases where the typical real estate agent shows a buyer a house, that agent -- like the buyer -- has never before set foot in the place. In other words, they didn't "preview" the house.

Why rely on the internet pictures?
As far as service goes, we think that's ridiculous. Surely you'd understand this might happen once in a while, but nearly all the time? Maybe other agents are relying a little too much on looking at listings on the internet when they screen houses. But how often are the homes as good in person as they are online? If agents are deciding which houses to show their buyers based on the internet pictures, how is that better than what buyers can do for themselves? As far as we're concerned, previewing is an essential element to being an excellent buyer agent.

Previewing is only part of the magic formula
We typically preview dozens and dozens of homes every week for our buyers. But previewing homes for buyers by itself isn't enough -- agents need to know what to look for, right? That's why we've developed a proprietary buyer needs analysis -- our Buyer's Assessment-- designed to give us deep insight into what our buyers are hoping to find (and not to find) in their next home. So when we preview homes for our buyers, it's almost like the buyer is there -- only they're not there! They are managing their busy days without wasting energy trying to find their next home all on their own. because an agent who knows how to service their clients is doing it for them, as they should.

Consider: we might preview 12 houses that would never work for one of our buyers for every one house that we find that would actually be worth the buyer's time to come see for themselves -- in fact it's not uncommon for us to go through 60 houses for a buyer just to find them the most likely 5 that would work. A lot of our buyers still like keeping tabs on listings by scanning the internet. That's totally fine -- we do it too, after all! When you see a house that looks interesting, give us a call or shoot me an email, and if we haven't already seen the house (unlikely if you've taken our Buyer's Assessment), we'll go check it out and give you a first hand report, which is what you really need, including all the information that you can only see in person.
